The risk isn't the cleaning itself. It's leaving too much water in the pad, where it can sit against wood. We use hot water extraction with heavy extraction passes, so the carpet comes up damp rather than saturated. We don't over-wet edges near tack strip. If your unit is over a slab instead, common in the 1960s-70s buildings, there's less concern about the subfloor, but drying still needs attention.

Move-out cleans on a badly worn unit take more work than routine maintenance cleaning on the same square footage, and we'll say so up front instead of finding it later.
